Question 1

How can I tell if the drywall in my Spanish Oaks home actually needs replacement, or if it can just be dried and saved?

Accepted Answer

The decision is made on moisture content readings and visible damage, not appearance alone. Drywall paper that's still intact, drywall that hasn't delaminated, and moisture readings that respond to drying — these are typically saveable. Drywall paper that's started to peel or wrinkle, drywall that's delaminated, drywall with visible mold growth on the surface, or drywall where moisture content readings stay flat or rise during drying — these need replacement regardless of how the surface looks. The IICRC S500 standard recommends drywall removal when wet to a height above 4 inches from the floor; saturated drywall above that height typically requires demolition. We document the demolition decision in writing during the initial walk-through, with photos and moisture readings supporting the scope.

Question 2

Why does the flood cut go up 2 feet above the visible water line — isn't that wasteful?

Accepted Answer

Because capillary migration carries moisture above the visible saturation line during the hours and days before extraction. Water in standing pools migrates through wall cavities by capillary action at roughly 3–6 inches per hour vertically — by the time the homeowner discovers a leak that's been ongoing for 6 hours, moisture has typically reached 18–36 inches above the visible water line. Cutting the drywall only at the visible water line leaves saturated drywall in the wall, where it dries slowly with the rest of the affected area but provides ongoing mold colonization conditions during the drying period. The 2-foot safety margin above visible water captures the capillary migration zone.

Question 3

Can 4Sure match the texture in my Spanish Fork home perfectly, or will I be able to see where the repair was done?

Accepted Answer

For most knockdown and orange peel textures (the most common in Utah County residential construction), match quality is typically very good — visible only on close inspection at specific lighting angles, invisible under normal viewing conditions. For smooth-finish walls, we expect match quality to be effectively invisible after final paint. For more elaborate textures (skip trowel, Spanish lace, custom patterns) or popcorn ceilings, achieving perfect match is more difficult and depends on technician familiarity with the specific original technique; we test on inconspicuous areas first and adjust technique before committing to visible surfaces. Within our 12-month workmanship warranty, if texture mismatch becomes visible after move-in, we re-address the affected area without additional charge.

Question 4

Why does my Spanish Fork home insurance estimate include painting the entire room when only one wall had water damage?

Accepted Answer

Because color matching for a single-wall repair to existing aged paint typically produces visible difference, even with custom-matched paint. Paint ages through UV exposure, oxidation, and indoor environment effects; new paint applied to match never quite matches the surrounding aged surfaces, particularly in satin or glossy finishes where surface reflection patterns differ. Whole-room painting eliminates the matching problem and produces uniform appearance. The insurance estimate typically includes whole-room paint when the partial repair would create visible color difference; the carrier accepts this as standard restoration scope rather than upgrade.

Question 5

How long does drywall repair take from start of restoration to a finished room ready for furniture?

Accepted Answer

For a typical Class 2 finished basement with flood-cut drywall reconstruction across 600 sq ft of affected area: roughly 7–10 days from start of demolition through final paint. The phases run roughly: demolition 1 day, framing/insulation/vapor barrier verification 1 day, drywall hanging 1–2 days, taping and first mud coat 1 day, sanding and second mud coat 1 day, sanding and third mud coat 1 day (with at least 8–12 hours of drying between coats), texture and primer 1 day, paint 1–2 days. For homes with smooth-finished walls, add 1–2 days for additional mud coats. The homeowner can usually move furniture and items back into the room within 24 hours after final paint.
