Mold Remediation in Payson, UT

Reviewed by Elena Ramirez, Mold Remediation & Drying Specialist, IICRC AMRT #327506, October 2026.

Short answer: 4Sure Mold Removal serves Payson, UT from our office at 1330 S 1400 E, Spanish Fork. Mold inspections from $99 with a free remediation estimate, mold remediation under the IICRC S520 standard, 90-day mold warranty from post-remediation clearance, and insurance billed directly to your carrier. Jobs typically start at $500. Payson is about a 10-minute drive south of our office.

Mold-certified technicians, not just a mold-certified firm: Marcus Holloway (IICRC AMRT #263814) and Elena Ramirez (IICRC AMRT #327506) lead mold work at 4Sure. AMRT (Applied Microbial Remediation Technician) is the mold-specific IICRC credential; a water damage cert alone does not qualify a technician for mold work under the S520 standard.

Why Payson homes grow mold

Payson’s mix of older downtown homes near the Peteetneet and newer developments on the south side creates two very different mold patterns. Older downtown homes often have original plaster walls with hidden copper plumbing that corrodes over decades, producing slow pinhole leaks behind the plaster. These leaks can run for months before anyone notices — usually by the mold appearing on an adjacent wall or by water staining a ceiling in the room below. Newer developments typically have modern construction with better moisture control but see bath-vent condensation and attic mold from poor ventilation.

Mold needs three things: moisture, a food source, and time. Utah’s dry climate reputation does not protect indoor spaces where moisture collects — condensation on cold surfaces, humidity trapped behind vapor barriers, slow plumbing leaks, groundwater intrusion, and bath or kitchen humidity that has nowhere to vent. All of these show up in Payson homes.

Common mold scenarios we see in Payson

Mold behind original plaster from hidden plumbing leaks

Payson’s older downtown homes near the Peteetneet often have copper or galvanized plumbing original to the house, running inside plaster walls. A pinhole leak at a soldered joint drips for weeks or months behind the plaster. By the time it shows — a stain on the adjacent wall, a soft spot in the ceiling below, a musty smell — the cavity usually has Penicillium or Chaetomium. We remediate the cavity and the surrounding plaster; a plumber replaces the failed line.

Bath-vent condensation and attic mold in newer homes

Payson’s newer south-side developments often have bath fans that technically meet code but do not actually move enough air to clear the humidity after a shower. Over a few seasons, moisture accumulates in the attic and condenses on the sheathing above the bathroom. We remediate the sheathing and framing; the lasting fix is a higher-capacity bath fan with a humidity sensor, and verifying the duct terminates outside the attic.

Water heater failures in older utility rooms

Payson’s older homes often have water heaters in finished basement utility rooms without proper pans or floor drains. When the tank fails, water sits for hours on finished flooring and insulation. We handle the water loss and the mold that follows if it was not dried quickly enough.

Mold after sewer backups

Older Payson sewer connections see more backups than newer ones. We treat sewer backups as Category 3 water loss under IICRC S500 (full PPE, removal of contaminated porous materials, antimicrobial), followed by mold remediation if growth has already started.

Our mold remediation process

  1. Mold inspection ($99, $199 or $349). On-site in Payson by Marcus Holloway or Elena Ramirez. Moisture mapping, thermal imaging to find hidden moisture behind drywall, written scope and quote same day or next business day.
  2. Containment. 6-mil plastic sheeting with HEPA negative air machines creating a pressure differential inside the containment, so spores do not travel to the rest of the house during work.
  3. Full PPE and controlled removal. Contaminated porous materials (drywall, insulation, carpet pad) are bagged in heavy-duty poly, sealed, and disposed of as regulated waste. Hard materials are HEPA-vacuumed.
  4. HEPA air scrubbing. Commercial-grade HEPA air scrubbers running during and after work until airborne particulate drops to baseline.
  5. Antimicrobial treatment. EPA-registered antimicrobial applied to framing and adjacent surfaces.
  6. Structural drying. Air movers and dehumidifiers until moisture reaches dry standard, monitored daily.
  7. Clearance (recommended for larger jobs). On anything over about 100 sq ft, clearance is confirmed with air sampling and lab analysis before any rebuild.
  8. Reconstruction. Drywall, trim, paint, flooring, cabinetry by the same W-2 crew, under our 24-month workmanship warranty. Mold warranty: 90 days from post-remediation clearance.

What this costs in Payson

Jobs typically start at $500 for a small spot treatment on one wall or in one bathroom. Price scales with square footage, how much porous material has to be removed, whether HVAC is involved, and whether independent clearance testing is required.

On insurance jobs, we scope in Xactimate (the estimating software most carriers use) and bill the carrier directly. You pay the deductible plus anything the policy does not cover. For deductibles or non-covered items, we offer financing through Wisetack: $500–$25,000, 3–24 months, soft credit check that does not affect your score. See insurance billing, what Utah policies actually cover for mold, and financing details.

What to do before we arrive

  1. Do not disturb the mold. No wiping, brushing, bleaching, or vacuuming — those actions release spores into the air.
  2. Find and stop the moisture source if you can. Shut off a leaking fixture, run a dehumidifier, close a dripping valve.
  3. Close off the affected room. Keep interior doors closed. If HVAC is involved, consider shutting the system off.
  4. Keep vulnerable people out. Children, elderly, pregnant, immunocompromised, asthmatic, and mold-allergic household members should stay out until remediation is complete.
  5. Note what you noticed and when. First sighting, any smell, any recent water event, any humidity change.
