Short answer: 4Sure offers three mold inspection options in Spanish Fork and Utah County: $99 for a basic visual inspection of one affected area, $199 with moisture meter readings and thermal imaging, and $349 with air sampling and lab analysis. After the initial assessment, your mold remediation estimate is free. Inspections are led by IICRC AMRT-certified technicians.
Mold inspection pricing in Spanish Fork
Most homeowners do not need the most expensive option. Pick the inspection that matches what you are seeing:
| Inspection | Price | What it includes | Best for |
|---|---|---|---|
| Basic visual | $99 | On-site visual inspection of one affected area. No lab work. | One visible spot (a bathroom ceiling, a window sill, one wall) where you want a professional opinion and a remediation estimate. |
| Moisture + thermal | $199 | Visual inspection plus moisture meter readings and thermal camera imaging (FLIR E8-XT) to find hidden moisture behind drywall, under flooring and in ceilings. | Musty smell with no visible growth, staining after a leak, or mold that may extend into wall cavities. |
| Air sampling + lab | $349 | Everything in the $199 inspection plus air sampling, with samples analyzed by a lab. | Real estate transactions, landlord-tenant questions, health concerns, or when you need documented spore results rather than a visual opinion. |
Every tier ends the same way: if remediation is needed, you get a free written remediation estimate, and nothing starts until you approve it.
What we check during an inspection
- Visible growth. We walk the affected area and the spaces next to it, documenting visible mold on walls, ceilings, floors, trim, framing and any cavities we can access.
- Moisture readings ($199 and $349 tiers). Moisture meters on the affected materials and the materials around them. If the surrounding area is dry, the mold is likely from an old event. If it is wet, something is still feeding it.
- Thermal imaging ($199 and $349 tiers). A thermal camera shows temperature differences caused by hidden moisture, so we can find wet cavities without cutting the wall open.
- Air sampling with lab analysis ($349 tier). Air samples are collected on site and analyzed by a lab, giving you documented spore results.
- The water source. This matters most. Mold without an ongoing moisture source gets remediated and stays gone. Mold with an active leak, condensation problem or humidity issue grows back. We identify what is feeding it.
- HVAC check. If growth is near return grilles, ductwork or the air handler, we look there too, because the system can spread spores every time it runs.
What a visual inspection can and cannot tell you
A visual inspection is honest about its limits:
- Species. Whether growth is Cladosporium, Aspergillus, Penicillium, Stachybotrys or something else cannot be confirmed by looking at it. That takes lab analysis. See the mold types we see most in Utah homes.
- Airborne spore levels. Only air sampling with lab analysis measures what is in the air. That is what the $349 tier is for.
- Inside closed walls. We use non-destructive tools during the inspection. We open a wall only after you approve the scope and the work has started.
When air sampling and lab analysis are worth it
- Buying or selling a home. A buyer wants documented results on a visible spot; a seller wants documentation to support the sale.
- Renting. A tenant and landlord disagree about whether there is a mold problem. Lab results are more useful than two opinions.
- Health concerns. Someone in the home is asthmatic, allergic or immunocompromised, and you want results to share with a doctor.
- Smell with nothing visible. You can smell mold but cannot find it, and the thermal scan does not explain it.
If another party in a dispute insists on a consultant who has no role in any remediation, you are free to hire one, and we will work from their findings.
After remediation: clearance
When the remediation is finished, we confirm clearance before anything is rebuilt. Our 90-day mold warranty starts on the post-remediation clearance date: if mold returns in the remediated area within 90 days and the moisture source has stayed fixed, we re-inspect and re-remediate at no cost.
How long an inspection takes
- Basic visual, one area: about 30–45 minutes
- Moisture and thermal, several areas: about 45–75 minutes
- Air sampling: add time on site for sample collection; lab results follow the lab’s turnaround
- Free remediation estimate: same day or next business day after the assessment
What to do before we arrive
- Do not disturb the mold: no wiping, brushing, bleaching or vacuuming. Those release spores and spread the contamination.
- Close the door to the affected room if you can.
- If the HVAC system may be involved, consider shutting it off until we inspect.
- Note when you first noticed the mold or smell and anything that changed recently (a leak, a new appliance, a remodel).
- Clear a path to the affected area.
