Mold Inspection Methods Compared: Visual, Moisture, Thermal, Air Sampling

Reviewed by Elena Ramirez, Mold Remediation & Drying Specialist, IICRC AMRT #327506, October 2026.

Short answer: There are four main ways to look for mold: a visual inspection, moisture mapping with meters, thermal imaging, and air sampling with lab analysis. Visual inspection and moisture mapping find what you can see and where water is; thermal imaging finds hidden moisture behind walls; air sampling documents what is in the air. Mold-sniffing dogs are offered by some companies, but they don’t produce measurable readings or lab results.

The methods compared

MethodWhat it tells youLimits
Visual inspectionVisible growth, staining, water sourcesCan’t see inside walls or identify species
Moisture metersWhich materials are wet, and how wetPoint readings; needs a trained eye to map
Thermal imagingTemperature patterns that point to hidden moistureShows moisture, not mold itself
Air sampling + labSpore types and levels in the air, documented by a labSnapshot in time; costs more
Mold-sniffing dogA dog’s alert to a locationNo measured readings or lab report

How 4Sure inspects

  • $99: basic visual inspection of one affected area.
  • $199: adds moisture meter readings and FLIR E8-XT thermal imaging.
  • $349: adds air sampling with lab analysis.

Inspections are led by IICRC AMRT-certified technicians. The remediation estimate after the assessment is free. See mold inspection and testing.

Which one you need

  • One visible spot you want fixed: visual inspection.
  • A musty smell, a stain after a leak, or mold that may be inside a wall: moisture and thermal.
  • A home sale, a rental dispute, health concerns, or a smell nobody can find: air sampling with lab analysis.

Common questions

What should I ask a mold inspector?

Ask which methods they will use, what readings or lab results you will get in writing, who holds the IICRC AMRT credential, and what the inspection costs before they arrive.

Is air sampling always necessary?

No. If mold is visible and the source is clear, a visual inspection with moisture mapping is usually enough to scope remediation. Air sampling helps when mold is hidden, for health concerns, or for documentation.

Can a thermal camera see mold?

No. It shows temperature differences that point to moisture. Moisture is what mold needs, so it helps find where mold is likely hiding.
