Signs of Water Damage Every Utah County Homeowner Should Know

Reviewed by Tyler Bennett, Restoration Project Manager, IICRC WRT/ASD #291438, October 2026.

Short answer: The main signs of water damage every Utah County homeowner should know are stains, bubbling paint, soft or warped floors, musty smells, and the sound of dripping or running water when nothing is on. Check under sinks, around toilets, near the water heater, and below bathrooms. If you find a sign, stop the source and get moisture measured before it spreads.

Water damage rarely starts big. It starts as a small stain, a faint smell, or a floor that feels a little soft. Catch it then and the fix is usually smaller and cheaper.

Below are the signs we see most often in Spanish Fork homes, sorted by what you can see, smell, and hear, and then room by room.

Signs you can see

  • Yellow or brown stains on ceilings or walls
  • Paint that bubbles, peels, or looks blistered
  • Drywall that is soft, swollen, or crumbly near the floor
  • Baseboards pulling away from the wall
  • Wood or laminate floors that cup, crown, or buckle
  • Grout that cracks or tile that feels loose
  • Small black, green, or white spots on walls or in corners
  • A water bill that jumps with no clear reason

Signs you can smell

A musty, earthy smell is one of the best early clues. It often means moisture is trapped behind a wall, under a floor, or in a carpet pad. Mold can start in 24 to 48 hours, so do not ignore it.

A sewer smell is different. It can point to a dry drain trap, a cracked line, or a backup starting. Treat it as urgent.

Signs you can hear

Turn off every faucet and appliance. Then listen. Dripping inside a wall, a hiss near the water heater, or a toilet that refills on its own all point to a leak.

You can also check your water meter. Write down the reading, wait an hour without using any water, and look again. If it moved, water is going somewhere.

Night is a good time to listen. The house is quiet, and small drips are easier to hear. Put your ear near walls that share plumbing with a bathroom or kitchen.

Why homes here need a seasonal check

Our winters are hard on plumbing and roofs. October is a good month to check, before the first hard freeze.

Cold snaps can freeze pipes. Ice can build up along roof edges and push water under shingles. Spring snowmelt can push water into basements.

A quick walk-through in fall and again in spring catches most problems. Our post on cold weather water damage explains what to watch for as temperatures drop.

What to do when you find a sign

  1. Find and stop the source if you can. Close the nearest valve or the main shutoff.
  2. Take photos before you move or clean anything.
  3. Move belongings off wet floors and away from wet walls.
  4. Do not paint over a stain. It hides the problem but does not dry it.
  5. Call for a moisture check. We use pin and pinless meters and a FLIR thermal camera to see where water went.

Not every sign is easy to read. If you suspect water inside a wall, our guide to hidden water behind walls goes deeper.

Common questions

Is a small ceiling stain worth a call?

Yes, if it is new or growing. A small stain can sit above a wet joist or soaked insulation. A moisture reading tells you how big it really is.

Can water damage be invisible?

Yes. Water can travel inside walls and under floors long before you see a stain. A thermal camera and moisture meters can find it without opening the wall.

Does a musty smell always mean mold?

Not always, but it does mean moisture. Find the source first. If mold is likely, a professional mold inspection confirms it.

What does an estimate cost?

Written estimates are free. If you only want a mold inspection, ours start at $99 for a visual check.
