Short answer: A dishwasher leak usually is not a dramatic event — it is a slow drip under the cabinet or into the subfloor that gets found only after mold starts growing or the kick plate warps. 4Sure handles dishwasher water damage in Spanish Fork: find the source, moisture-map the extent, dry the cavity and subfloor, remove damaged materials, and rebuild. Slow-leak jobs typically take 2-4 days of drying.
Where the water actually comes from
- Supply line. The copper or plastic line that brings hot water into the dishwasher. Fittings loosen with vibration over years.
- Drain line. The flexible hose that drains the dishwasher into the garbage disposal or air gap. The connection at either end can loosen or crack.
- Door gasket. The rubber seal around the dishwasher door hardens and cracks over years. Water escapes during cycles.
- Pump or internal hose connection. Hoses and connections inside the machine itself. Harder to see without pulling the dishwasher out.
- Spray arm or tub crack. Less common, but possible on older machines.
Signs you have a slow leak
- Warped kick plate (the panel under the dishwasher door)
- Dark spot or soft area on the floor directly in front of the dishwasher
- Water stains in the cabinet next to the dishwasher
- Musty smell under the sink or in the kick area
- Loose, buckled, or lifted flooring at the front of the dishwasher
- Mold on the underside of the cabinet base next to the dishwasher
- Water in the cabinet below the sink after a cycle
- Puddle at the base of the dishwasher after a cycle (even a small one)
What we do
- Thermal imaging and moisture meters to find the extent before cutting anything open. The visible stain or warped kick plate is often not where most of the moisture is.
- Pull the dishwasher. Shut off power at the breaker and the water supply valve, then slide the dishwasher out to inspect the cavity, supply and drain lines, and the subfloor beneath.
- Identify the source. With the dishwasher out, we can usually see where water has been coming from. If the source is not obvious, we run the dishwasher briefly with it pulled out so the leak reveals itself.
- Extract any standing water and set air movers to dry the cavity.
- Remove damaged materials. Kick plates, baseboard, flooring, or cabinet material that cannot be dried.
- Antimicrobial treatment on affected surfaces.
- Rebuild. New kick plate, flooring repair, cabinet repair, trim as needed. 24-month workmanship warranty.
If the leak came from the dishwasher itself (supply fitting, pump, door gasket), you need a repair or replacement from an appliance tech. If it came from the drain or disposal connection, a plumber. We’ll refer either as needed.
Insurance for dishwasher leaks (the honest answer)
Here is where it gets uncomfortable: most homeowners carriers cover sudden dishwasher failures — a supply hose that burst all at once, a seal that failed catastrophically. They typically do not cover damage that developed from a slow leak over months, which they argue is a maintenance issue.
The slow dishwasher drip is one of the most common water-damage insurance disputes we see. By the time the kick plate warps or mold appears, the leak has usually been happening for weeks to months, and the carrier will often decline the claim or pay only a small portion.
We’ll tell you up front which bucket we think your claim falls into. On jobs the carrier declines or partially covers, Wisetack financing is available: $500-$25,000, 3-24 months, soft credit check. See insurance billing and financing.
Prevention worth doing
- Check under the dishwasher kick plate once a year with a flashlight
- Install a leak sensor behind the dishwasher (around $20)
- Replace the supply hose every 10 years whether it looks bad or not
- Replace the door gasket when it starts to feel stiff or cracked
- Run the dishwasher only when you are home, not overnight or during the workday
