Mold Remediation Cost in Spanish Fork, UT

Reviewed by Elena Ramirez, Mold Remediation & Drying Specialist, IICRC AMRT #327506, October 2026.

Short answer: Mold remediation in Spanish Fork typically starts at $500 for small spot treatments. The price goes up with the affected area, how much porous material has to be removed, HVAC involvement, and whether reconstruction is needed. After the initial assessment, your remediation estimate is free and written, so you know the number before any work starts.

IICRC AMRT-certified technicians: Marcus Holloway (#263814) and Elena Ramirez (#327506) lead mold work at 4Sure. AMRT (Applied Microbial Remediation Technician) is the IICRC’s mold-specific credential.

Why we publish a starting price instead of a price table

Two mold jobs that look the same from the room can be very different jobs. One has growth on the surface of one wall; the other has it inside the cavity, in the insulation and on the back of the drywall. A table of “typical” ranges would be a guess about your home. So we publish what we can stand behind: small spot treatments start at $500, and everything else gets a written estimate after we have seen it.

The factors that scale the price

  1. Affected square footage. More visible mold and more wet cavity area means more containment, more removal and more HEPA air scrubbing time.
  2. Porous material removal. Mold on hard surfaces (concrete, tile, metal) is cleaned in place. Mold on porous materials (drywall, insulation, carpet pad, some wood) has to be removed and disposed of. More removal costs more.
  3. HVAC involvement. If mold has reached the air handler or ductwork, the system has to be inspected and cleaned too.
  4. Containment. Small areas need limited containment; larger jobs need full 6-mil plastic containment with negative air.
  5. Reconstruction. After remediation and drying, rebuilding (drywall, insulation, baseboard, flooring, paint) is a separate scope. Our typical reconstruction range is $4,500 to $9,500, done by the same crew under a 24-month workmanship warranty.

What the inspection costs

The remediation estimate is free. The inspection that comes before it has three options:

InspectionPriceWhat it includesBest for
Basic visual$99On-site visual inspection of one affected area. No lab work. One visible spot (a bathroom ceiling, a window sill, one wall) where you want a professional opinion and a remediation estimate.
Moisture + thermal$199Visual inspection plus moisture meter readings and thermal camera imaging (FLIR E8-XT) to find hidden moisture behind drywall, under flooring and in ceilings.Musty smell with no visible growth, staining after a leak, or mold that may extend into wall cavities.
Air sampling + lab$349Everything in the $199 inspection plus air sampling, with samples analyzed by a lab.Real estate transactions, landlord-tenant questions, health concerns, or when you need documented spore results rather than a visual opinion.

Insurance for mold remediation

Standard Utah homeowners policies usually cover mold only when it results from a sudden, covered water loss: a burst pipe, a failed appliance, or a sewer backup if you carry that endorsement. Many policies also cap mold with a sublimit. Mold from long-term seepage, humidity, groundwater or deferred maintenance is usually excluded.

We review your coverage before scoping and tell you up front what we think the carrier will and will not cover. On covered jobs we bill the carrier directly; you pay the deductible plus anything the policy does not cover. For the uncovered portion, Wisetack financing is available: $500 to $25,000 over 3 to 24 months, with a soft credit check.

What we warranty

Our 90-day mold warranty runs from the post-remediation clearance date. If mold returns in the remediated area within 90 days and the moisture source has stayed fixed, we re-inspect and re-remediate at no cost. Reconstruction is covered by our 24-month workmanship warranty. Both are transferable once to a new homeowner. See the full written warranty.

Red flags on a mold quote

If a quote seems too low:

  • No written scope, just a verbal number
  • No containment on a job larger than a small spot
  • “Spray and go” fogging as the main approach
  • Nothing said about finding and fixing the moisture source
  • No credentials you can verify (IICRC firm number, Utah contractor license)

If a quote seems too high:

  • Duct cleaning added as “preventive” with no evidence of HVAC mold
  • Lab testing bundled in where a visual inspection answers the question
  • More removal than the contamination calls for
  • Line items with no explanation

Our written estimates itemize what we are doing and why. If a line looks wrong, ask us about it before you sign.
