Short answer: Yes, mold can come back after remediation — and it usually does if the water source wasn’t fixed. Proper remediation addresses the symptoms (mold on the surface) and the cause (where the moisture came from). Our 90-day mold warranty guards against regrowth in the remediated area as long as the water source stays fixed.
Why mold returns after remediation
Mold needs three things: moisture, a food source, and time. Remediation removes the mold and the materials it colonized. If the moisture source is also fixed, the mold has no reason to come back — the spores that remain (there is no such thing as a sterile indoor environment) have no water to grow with. If the moisture source isn’t fixed, the spores find the new moisture within days and growth starts over.
The most common pattern we see: a company remediated the mold but did not identify or address the source. The mold is back in six months on the same wall or the one next to it, often worse than before because now the moisture source has had another half year of water intrusion.
The 5 water sources that cause mold to return
- A plumbing leak that was not actually fixed. Fixing the mold without fixing the pipe = regrowth within weeks.
- Humidity above 50%. If the basement or bathroom stays above 50% RH, mold spores on cleaned surfaces will colonize again.
- Ventilation that still vents into the attic. If the bath fan was never rerouted outside, attic mold comes back.
- Window wells, foundation cracks, or grading that still let water into the basement.
- HVAC condensate still overflowing. Clogged drain pan or line that wasn’t cleared.
How we address this
Every mold job we scope includes finding and documenting the water source. If we can’t fix it ourselves (plumbing, roofing, major HVAC work), we tell you up front what else needs to happen and refer to the appropriate contractor. The remediation and the source fix are two parts of one plan.
Our 90-day mold warranty runs from post-remediation clearance. If mold returns in the remediated area within 90 days and the underlying water source has stayed fixed as scoped, we re-do the remediation at no cost. See the full written warranty.
What voids the regrowth protection
- A new water intrusion from a different source (a new leak, a new flood)
- The water source we identified being allowed to recur (homeowner declined to fix it, or did a partial fix)
- Humidity consistently above 60% after the job
- Changes made to the remediated area that reintroduce food sources (new drywall over a cavity that wasn’t dry)

Your part in keeping mold from coming back
- Run the bathroom exhaust fan during showers and for 20 minutes after
- Check under sinks and behind the toilet and washer every few months for slow leaks
- Keep basement humidity under 50% with a hygrometer to check
- Clean gutters and keep downspouts and window wells draining away from the foundation
- Replace HVAC filters on schedule and keep the condensate drain clear
- Call right away after any water event; mold can start within 24 to 48 hours
Warning signs of regrowth
- A musty smell returning to the remediated room
- New spotting on paint or caulk in the same area
- Peeling or bubbling paint on new drywall
- Moisture or stains near the original source
Common questions
How often does mold come back after professional remediation?
When the moisture source is fixed and the area is dried and cleared, regrowth in the same spot is uncommon. When the source is not fixed, mold returns.
What does 4Sure’s mold warranty cover?
90 days from post-remediation clearance. If mold returns in the remediated area and the moisture source has stayed fixed, we re-inspect and re-remediate at no cost. The warranty is transferable once to a new homeowner with a signed transfer.
What should I do if I see mold again?
Do not disturb it. Take photos, note the date and call us. If it is inside the warranty period, we start with a re-inspection.
How can I prevent regrowth?
Keep humidity under 50%, run bathroom fans during and after showers, fix leaks quickly and keep gutters and window wells draining away from the house.
