Fire Damage Insurance in Utah: What’s Covered and How Claims Work

Reviewed by Tyler Bennett, Restoration Project Manager, IICRC WRT/ASD #291438, October 2026.

Short answer: Fire damage is a covered peril under every standard Utah homeowners policy. The complications are usually around what counts as fire damage (smoke, water from firefighting, and ash all qualify), how displacement costs get paid (Additional Living Expense, or ALE), and what documentation the carrier needs. Here is how fire claims actually work.

What fire damage insurance covers

  • Fire damage itself. Structural damage from flames, soot, heat.
  • Smoke damage. Even in rooms the fire did not reach. Even from a fire that did not reach your property (wildfire smoke in your home).
  • Water damage from firefighting. The 500-1,500+ gallons that fire crews sprayed through the house. Covered as a fire-related loss.
  • Additional Living Expense (ALE). Reasonable costs to live elsewhere while the home is uninhabitable: hotel, meals above your normal grocery budget, laundry, pet boarding. Usually subject to a time or dollar limit.
  • Personal property. Belongings damaged or destroyed. Replacement cost vs actual cash value depends on your policy.
  • Debris removal. Hauling away fire debris, usually subject to a sublimit.

The 7-step fire claim process

  1. Call insurance immediately. Even before leaving the scene if you can. Get a claim number.
  2. Request an adjuster meeting. They typically come to the property within 48-72 hours.
  3. Document everything. Photos and video. Before any cleanup or restoration starts.
  4. Call a restoration company. Emergency board-up and mitigation have to start immediately to prevent further loss (a requirement under the policy).
  5. Keep receipts for ALE. Hotel, meals, laundry, pet care. All reimbursable within policy limits.
  6. Make a contents inventory. Everything damaged, with estimated values and age if known. Insurance will often provide a form.
  7. Review the scope with your adjuster and your restoration company together. Any disputes get resolved before work ends.

How we work with your adjuster

4Sure scopes fire restoration in Xactimate, the same software the major carriers use. Our line items match what the adjuster expects to see. We provide daily documentation during drying, before/after photos, and clearance records. On covered losses we bill the carrier directly — you pay the deductible plus anything the policy does not cover.

Common complications we help with: ALE extension requests when the project runs longer than the initial estimate, scope disputes about contents vs structure, disagreements about replacement cost of specialty items (hardwood species matching, cabinetry quality tier, countertop materials).

  • What is my limit for additional living expenses, and for how long?
  • How is contents coverage calculated, and do you need receipts or a list?
  • Is smoke damage in rooms the fire did not reach covered?
  • Will the check be made out to my mortgage lender as well as to me?

What 4Sure documents for your claim

  • Photos of every affected area before, during and after work
  • An Xactimate scope, line by line

  • Change orders if hidden damage is found during demolition

Common questions

Does homeowners insurance cover smoke damage from a neighbor’s fire?

Smoke damage is often covered even when the fire was not on your property, but terms vary. Report it promptly and document the residue and odor.

What are additional living expenses?

Many policies pay reasonable extra costs while your home is unlivable after a covered loss, such as a hotel or rental and extra meal costs. Keep every receipt.

Can I choose my own restoration company?

Yes. Your carrier may recommend one, but you can choose the company you hire. 4Sure scopes in Xactimate, the estimating software most carriers use, and bills the carrier directly.

What if my claim does not cover everything?

You pay the deductible plus anything the policy does not cover. Wisetack financing is available for the uncovered portion: $500 to $25,000, 3 to 24 months, soft credit check.
