Commercial Water, Mold & Fire Restoration in Utah County

Reviewed by Tyler Bennett, Restoration Project Manager, IICRC WRT/ASD #291438, October 2026.

Short answer: 4Sure handles commercial water damage, mold, and fire/smoke restoration across Utah County — apartment stacks, HOA common areas, property-manager portfolios, retail spaces, offices, warehouses, and multi-unit storm losses. Marcus Holloway leads commercial large-loss projects. Certificates of insurance for property managers and GC partners available on request. Full IICRC-standard documentation for insurance and risk-management requirements.

Who to call: property managers, HOA boards, commercial GCs, retail/office tenants, warehouse operators, and multi-family building owners across Spanish Fork, Springville, Mapleton, Payson, Salem, and Saratoga Springs. For single-unit residential, see water damage, mold, or fire/smoke.

Commercial loss types we handle

  • Apartment-stack water losses. A single failed kitchen or bathroom supply line in a multi-story building that floods 3-4 units in the stack below. We mobilize for simultaneous dry-outs across units.
  • HOA common-area losses. Clubhouse floods, pool-equipment-room overflows, shared hallway sprinkler discharges. We handle insurance coordination across the HOA policy and individual-unit policies.
  • Commercial sprinkler discharges. Office, retail, and warehouse sprinkler system activations — often producing more water damage than fire damage.
  • Multi-property storm events. Hailstorms, wind events, or ice-damming events that hit multiple properties on the same street or in the same complex. Our 2024 Mapleton hailstorm response covered 6 homes concurrently.
  • Commercial mold remediation. IICRC S520 containment for office HVAC systems, warehouse humidity issues, basement-space-converted-to-retail moisture problems. Marcus and Elena lead these.
  • Commercial fire and smoke work. IICRC S700 for office/retail/warehouse fire damage. Includes contents handling for inventory, business documents, and electronic equipment.
  • Sewage backup in commercial properties. Full Category 3 S500 protocol for restaurants, offices, multi-tenant buildings.

How commercial projects differ from residential

  • Business continuity planning. Loss of use time matters more for commercial clients. We work after-hours or in zones to let the business keep operating when possible.
  • Multiple stakeholders. Property owner, management company, tenant(s), insurance carrier(s), sometimes a GC and an architect. We coordinate so you don’t have to.
  • Higher documentation requirements. Daily moisture logs, before/after photos, S500/S520/S700 Drying Goal Met certifications, Xactimate scopes submitted to multiple parties.
  • Specific insurance paperwork. COIs required before mobilization on many commercial sites. We maintain current certificates of insurance (general liability and workers’ comp through The Hartford) and provide them on request.
  • OSHA and site-safety compliance. For active commercial sites, we work with your site-safety plan and provide our own safety documentation when required.
  • Larger equipment footprint. Commercial dry-outs often need 20-40+ air movers and 4-8 LGR or desiccant dehumidifiers running simultaneously. We can mobilize that scale.

For property managers and GCs

We work with Utah County property managers and GCs regularly. What we provide:

  • Certificate of insurance on request for your file or your tenant’s file. General liability and workers’ comp through The Hartford.
  • Standardized documentation that meets most carrier and risk-management requirements.
  • Direct billing to the property’s or tenant’s insurance carrier.
  • Single point of contact. Tyler Bennett manages commercial project files from initial response through final certification and reconstruction.
  • 24/7 live-answered emergency response. Same number as residential: (385) 247-9387.
