Ceiling Leak Water Damage Repair in Spanish Fork, UT

Reviewed by Tyler Bennett, Restoration Project Manager, IICRC WRT/ASD #291438, October 2026.

Short answer: A wet ceiling means water came from somewhere above — plumbing, roof, HVAC condensate, or an upstairs flood. 4Sure finds the source with thermal imaging and moisture meters (without cutting the ceiling open unnecessarily), stops the leak, dries the cavity, and rebuilds the ceiling under a 24-month workmanship warranty. Jobs typically take 3-7 days total.

Spanish Fork response: 45-minute arrival inside Spanish Fork city limits (if we are late, the emergency inspection is free). Under 60 minutes elsewhere in Utah County. 24/7 live-answered by the 4Sure crew, not a call center. IICRC-certified technicians.

Signs your ceiling has water damage

  • Yellow, brown, or dark ring pattern on the ceiling
  • Bubbling, peeling, or cracked paint
  • Sagging drywall or texture coming loose
  • Visible mold on the painted surface (black, brown, or greenish spots)
  • Water dripping or beading through the drywall
  • Soft spot that gives when you press on it
  • Musty smell in the room
  • Nail or screw heads popping through paint on the ceiling

The 4 most common sources

  1. Upstairs bathroom. Toilet wax ring failure is the single most common source we find. Also: tub drain leak, shower pan leak, loose supply-line connection under the vanity, tub overflow when someone forgets. Water follows the slope of the subfloor and often drops into the ceiling several feet from the actual leak.
  2. Roof leak. Missing or cracked shingles, flashing failure around a vent pipe or chimney, ice damming in winter, skylight seal failure. Roof leaks typically appear on top-floor ceilings and are more active during or just after a storm.
  3. HVAC condensate line. The air handler in an attic has a drain pan that collects condensate off the evaporator coil. If the drain line clogs, the pan overflows and water drips through the ceiling. Common in summer when the AC runs heavily.
  4. Upstairs appliance leak. Washing machine supply hose, dishwasher drain, water heater on an upper floor, refrigerator ice maker line.

Our ceiling leak process

  1. Find the source first. Thermal imaging and moisture mapping before cutting anything open. The visible stain on your ceiling is often several feet from where the water actually comes from, because water follows the slope of joists and subfloor to the low point.
  2. Stop the water. Shut off a leaking fixture, divert a dripping leak, tarp a roof damage area. If a plumber or roofer needs to make the repair, we coordinate.
  3. Open the ceiling only where moisture cannot dry in place. Modern drying can save a lot of ceiling drywall. We show you readings before cutting.
  4. Dry the cavity. Air movers inside the ceiling cavity, dehumidifier in the room. Daily monitoring.
  5. Antimicrobial on Category 2+ losses.
  6. Rebuild. New drywall, texture matched to existing (knockdown, orange peel, smooth), prime and paint. Same crew, 24-month warranty.

Will insurance cover it?

Yes if the source is a sudden event:

  • Burst supply line
  • Failed appliance (washer hose, water heater, dishwasher)
  • Storm-driven rain through recently damaged roof
  • Toilet wax ring failure that happened all at once

No if the carrier concludes it is any of:

  • Long-term seepage (a slow leak you knew about or should have found)
  • Deferred maintenance (a roof leak you knew about, blocked gutters)
  • Cosmetic-only stain with no structural damage
  • Normal wear and tear

We document everything your carrier needs. See insurance claims and direct billing.
