Burst Pipe Water Damage in Spanish Fork, UT

Reviewed by Tyler Bennett, Restoration Project Manager, IICRC WRT/ASD #291438, October 2026.

Short answer: Burst pipes are the most common water loss we see in Spanish Fork and Utah County, especially from December through March when overnight temperatures drop below ~20F. 4Sure dispatches 24/7, arrives in 45 minutes inside Spanish Fork, stops the water, extracts, dries, and bills your insurance directly. A typical interior supply-line burst runs 200-500 gallons on the floor by the time anyone notices.

Spanish Fork response: 45-minute arrival inside Spanish Fork city limits (if we are late, the emergency inspection is free). Under 60 minutes elsewhere in Utah County. 24/7 live-answered by the 4Sure crew, not a call center. IICRC-certified technicians.

What to do before we arrive (do this now)

  1. Shut off the main water valve. It is usually in the basement, utility room, garage, or near the water heater. Turn it fully clockwise. If you don’t know where it is, this is a bad time to learn — find it this week before a freeze.
  2. Open the lowest faucet in the house — usually a basement laundry sink or utility sink. This drains the pressure out of the lines and stops water from continuing to drip from the burst.
  3. Cut power at the breaker to any room with standing water. Don’t step into standing water near outlets or appliances until the power is off.
  4. Call 4Sure. (385) 247-9387. Live-answered 24/7, no voicemail, no call center.
  5. Photograph everything before anything else moves. Burst pipe, water trail, affected rooms, damaged items. Your insurance carrier will ask.
  6. Move what you can off the water. Lift furniture, pick up rugs, pull boxes off wet floors. Do not try to lift waterlogged items alone — carpet alone can quadruple in weight.

Why pipes burst in Utah

Spanish Fork winter temperatures regularly drop below the ~20F threshold at which uninsulated interior lines can freeze. Water expands by about 9% when it freezes, but the pressure that actually bursts the pipe does not come from the ice itself — it builds in the trapped water between the ice plug and the closed faucet downstream. When that trapped pressure exceeds what the pipe can hold, it ruptures, often several feet away from where the ice plug formed.

This is why dripping faucets during a freeze works: a slow trickle keeps water moving through the pipe, prevents full ice plugs from forming, and relieves any pressure that does build. The lines most at risk are the ones you forget about: hose bibs on exterior walls, lines in uninsulated garage or crawlspace, lines in exterior walls, and the water heater supply line in an uninsulated utility room. Our burst pipe response

  1. Confirm water is off and area is safe.
  2. Scope the damage. Moisture mapping with meters and thermal imaging. Which rooms are affected, which walls and floors are wet, where did the water travel?
  3. Extract standing water. Truck-mounted extractors on hard surfaces, carpet, and pad.
  4. Flood cuts where needed. We open walls or flooring only where moisture cannot be dried in place. We show you readings before cutting; nothing comes out that doesn’t need to.
  5. Set drying equipment. Air movers and dehumidifiers positioned for the specific geometry of each room. Monitored daily.
  6. Antimicrobial treatment on Category 2+ losses.
  7. Reconstruction. Drywall, baseboard, flooring, paint by the same crew. 24-month workmanship warranty.

Insurance coverage for burst pipes

Standard Utah homeowners policies cover sudden, accidental pipe bursts, including resulting water damage to flooring, drywall, cabinetry, and belongings — subject to your deductible. Some policies cover the cost of fixing the pipe itself; others do not. Carriers can deny claims if they conclude the burst resulted from freeze that occurred because the homeowner failed to maintain heat (common exclusion for vacant properties where heat was turned off) or from long-term seepage.

We scope in Xactimate (the estimating software most carriers use) and bill directly. You pay the deductible plus anything the policy does not cover. We will tell you up front what we think your policy will and will not pay before any work starts. See insurance billing and financing for your deductible.
